Vetted Flips ("we," "us") operates a Texas real-estate deal-matching desk that connects fix-and-flip cash buyers with vetted wholesale deals. We are a licensed practice; brokerage services are provided through Keller Williams Memorial.
When you ask for first look or submit your buy box, we collect: your name, phone, and email; your buy-box criteria (target metros, property types, price range, strategy, rehab depth, deal volume, and related preferences); and, only if you separately opt in, your messaging consent and the channels you chose. If you use the Deal Grader, the figures you enter are processed in your browser to produce the on-screen estimate.
We do not ask for, and you should not submit, government IDs, full financial-account numbers, or other sensitive identifiers through this site.
To match you to deals that fit your stated box, to contact you about those deals on the channels you approved, and to operate and improve the desk. We do not sell or rent your information, and we do not blast it to a list. You only hear from us about deals that fit your box, plus any service messages you'd reasonably expect.
If you opt in to text or call alerts, that consent is separate and explicit — it is never bundled with anything else and is never pre-checked. Consent to receive messages is not a condition of any service. Message and data rates may apply. You can reply STOP to opt out or HELP for help at any time. We retain the consent record and the exact opt-in language shown to you, as required by Texas law (SB-140). We use service providers to run the desk (for example, our CRM and messaging providers). They process data on our behalf under contract and are not permitted to use it for their own purposes. These providers currently include our customer-relationship and messaging platform (GoHighLevel / LeadConnector) and standard website hosting and analytics services, each acting only as a processor to help us deliver the service.
You can opt out of messages anytime, ask what we hold about you, ask us to correct or delete it, and withdraw consent. We keep your information for as long as needed to run the desk and meet legal record-keeping obligations (including the consent-record retention the law requires), then dispose of it. In general, we keep your buy-box and contact details while your relationship with the desk is active or as needed to provide the service, retain messaging-consent records for the period the law requires, and then dispose of information we no longer need. You may request deletion at any time, and we will remove what we are not legally required to keep.
